These Terms and Conditions ("Terms") govern the provision of services by Kor Property Management Ltd ("we", "us", "our") to landlords, property owners, tenants, and other clients ("you", "your"). By engaging our services, entering into an agreement with us, or using our website, you agree to be bound by these Terms.
1. Company Information
Kor Property Management Ltd is a property management company operating within the United Kingdom, providing residential property management, lettings, tenant screening, rent collection, maintenance coordination, and related services.
2. Scope of Services
2.1 We provide property management and related services as agreed in writing with the client. Services may include, but are not limited to:

2.2 The exact scope of services shall be set out in a separate Management Agreement or Service Agreement. These Terms apply in conjunction with that agreement.
3. Client Obligations
3.1 Landlords and property owners must:

Provide accurate and complete information about the property

Ensure the property meets all legal and safety requirements

Maintain appropriate insurance coverage

Authorise us to act on their behalf where required

Pay agreed fees and charges on time
3.2 Tenants must:

Provide accurate information during application and screening

Comply with tenancy agreements and house rules

Pay rent and other charges when due

Treat the property with reasonable care
4. Fees and Payment
4.1 Fees for our services will be clearly set out in the applicable agreement or fee schedule.
4.2 All fees are exclusive of VAT unless otherwise stated.
4.3 Rent collected on behalf of landlords will be held and transferred in accordance with agreed payment schedules.
4.4 Late payments may incur additional charges as permitted by law.
5. Tenant Screening and Lettings
5.1 Tenant screening is conducted using professional referencing systems and third-party agencies.
5.2 While we take reasonable care in assessing applicants, we do not guarantee tenant performance or behaviour.
5.3 Final acceptance of a tenant remains the landlord’s decision unless otherwise agreed in writing.
6. Maintenance and Repairs
6.1 We will coordinate maintenance and repairs using approved contractors.
6.2 We may authorise emergency repairs without prior landlord approval where necessary to protect the property or occupants.
6.3 We are not liable for the workmanship of third-party contractors, though we will take reasonable steps to address issues raised.
7. Compliance and Legal Responsibilities
7.1 We assist with compliance matters, including right-to-rent checks and safety documentation; however, ultimate legal responsibility remains with the landlord.
7.2 We are not responsible for penalties arising from information not disclosed or instructions not followed by the client.
8. Limitation of Liability
8.1 We shall not be liable for indirect, consequential, or economic losses.
8.2 Our liability is limited to losses arising directly from our proven negligence, subject to applicable law.
8.3 Nothing in these Terms excludes liability for death or personal injury caused by negligence or fraud.
9. Data Protection
9.1 Personal data is processed in accordance with our Privacy Policy and applicable data protection laws.
9.2 By engaging our services, you consent to the processing of personal data necessary for service delivery.
10. Termination
10.1 Either party may terminate the agreement in accordance with the notice provisions set out in the relevant service agreement.
10.2 Outstanding fees and obligations remain payable upon termination.
11. Complaints and Dispute Resolution
11.1 Complaints should be submitted in writing. We aim to resolve complaints promptly and professionally.
11.2 Where disputes cannot be resolved amicably, they may be referred to mediation or legal proceedings.
12. Intellectual Property
All content, branding, and materials provided by us remain our intellectual property unless otherwise agreed in writing.
13. Force Majeure
We are not liable for failure to perform obligations due to events beyond our reasonable control, including natural disasters, government actions, or system failures.
14. Amendments
We reserve the right to update these Terms from time to time. Updated versions will be made available on our website.
15. Governing Law and Jurisdiction
These Terms are governed by and construed in accordance with the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction.
